Qualifying Standards
- FICO score minimums
- Stated cash flow from property and stated personal income
- Proof of rent paid for the last twelve months consecutively
- Proof of two-years in business
- Availability of down payment or seller assisted down payment
- Real estate environmentally clean and of value
Maintaining the Loan
- Monthly payments in excess of the loan amount are allowed
- Prepayment of principal (some limitations) allows a lower monthly payment
Paying off the Loan
- Variable rate loans carry prepayment penalties for the first five years of 3%, 5%, or 7%. Typically 20% of the principal balance can be prepaid per year without penalty
- Fixed-rate loans carry prepayment penalties for the first five or six years (5% or 7%) or ten years declining 10,9,8,7,6,5,4,3,2,1%. Typically 20% of the principal balance can be prepaid per year without penalty.
