Investor Loans

The investor loan program is intended to provide financing to investors for single tenant type, multi-purpose, small balance commercial properties. A maximum of five tenants is allowed.

The cash flow for this loan program is determined from rents of the property in a stable rental market as identified by the appraisal. The loan amount is based on the FICO score, loan-to-value, or any other qualifying policy limits.

  • Cash-out Refinances and Purchases.
  • Loans up to $2 Million, Higher Loan Exceptions Available.
  • No Balloons or Calls.
  • Up to 75% LTV.
  • 25-year Fully Amortizing Loans.
  • Anchor Tenants Not Required.

 

Loan Program Conditions

  • Acquisition or refinance
  • The remaining lease term must be at least 3 years
  • Tenant must have good credit

Loan Procedures

  • Typically 35-day closing
  • Normal real estate closing costs

Eligibility Requirements

  • Legal entities and individuals are eligible

Qualifying Standards

  • FICO score minimums
  • Cash flow from the property
  • Availability of down payment
  • Real estate/property has value and is environmentally clean

Maintaining the Loan

  • Monthly payments in excess of the loan amount are allowed
  • Prepayment of principal allows a lower monthly payment (variable rate loans)

Paying off the Loan

  • Variable rate loans carry prepayment penalties for the first five or six years. Typically 20% of the principal balance can be prepaid per year without penalty.
  • Fixed-rate loans carry prepayment penalties for the first five to ten years. Typically, 20% of principal balance can be prepaid per year without penalty.
