The investor loan program is intended to provide financing to investors for single tenant type, multi-purpose, small balance commercial properties. A maximum of five tenants is allowed.
The cash flow for this loan program is determined from rents of the property in a stable rental market as identified by the appraisal. The loan amount is based on the FICO score, loan-to-value, or any other qualifying policy limits.

- Up to 75% LTV.
- 25-year Fully Amortizing Loans.
- Anchor Tenants Not Required.
Loan Program Conditions
- Acquisition or refinance
- The remaining lease term must be at least 3 years
- Tenant must have good credit
Loan Procedures
- Typically 35-day closing
- Normal real estate closing costs

Qualifying Standards
- FICO score minimums
- Cash flow from the property
- Availability of down payment
- Real estate/property has value and is environmentally clean
Maintaining the Loan
- Monthly payments in excess of the loan amount are allowed
- Prepayment of principal allows a lower monthly payment (variable rate loans)
Paying off the Loan
- Variable rate loans carry prepayment penalties for the first five or six years. Typically 20% of the principal balance can be prepaid per year without penalty.
- Fixed-rate loans carry prepayment penalties for the first five to ten years. Typically, 20% of principal balance can be prepaid per year without penalty.
